GENERAL TERMS & CONDITIONS

1. Scope (General Terms & Conditions)

These terms apply to all accommodation and holiday rental services provided by Salar Capital Oy, unless expressly agreed otherwise in an individual booking.

Where a booking is made through a third-party platform such as Airbnb or Booking.com, the platform’s terms apply primarily to booking, payment, and cancellation matters. These terms additionally govern the rental relationship, use of the property, house rules, and liability limitations.

By making a booking or using the property, the guest accepts these terms.

2. General

The property is intended for temporary accommodation only and for the number of guests stated in the booking. Parties, events, and subletting are prohibited without prior written consent.

3. Proper Use

The guest agrees to:

• use the property with due care and in accordance with provided instructions

• comply with house rules, safety instructions, and applicable regulations

• ensure that all members of the party comply with these rules

Any damage or defects must be reported immediately.

 

4. Smoking and Pets

• Smoking is permitted only outdoors and at a sufficient distance from all buildings.

• All smoking-related waste must be disposed of properly; littering is prohibited.

• Pets are allowed. The guest is fully responsible for any damage caused by pets to the property, furnishings, outdoor areas, or structures, as well as any additional cleaning costs.

 

5. Safety

Guests are responsible for their own safety and that of their party. Outdoor areas, sauna facilities, docks, stairs, and natural surroundings involve inherent risks.

6. Relationship with Airbnb and Booking.com

Airbnb and Booking.com act solely as booking intermediaries and payment processors and are not landlords. The rental agreement is concluded exclusively between the guest and the landlord.

7. Limitation of Liability (Consumers)

The host shall not be liable for indirect or consequential damages, including loss of enjoyment of holiday, travel disruption, loss of income, or additional costs, unless caused by the host’s willful misconduct or gross negligence.

 

8. Technical Services

The host is not liable for temporary interruptions or malfunctions of internet access, electricity, water supply, heating, or appliances, unless caused by gross negligence.

 

9. Personal Property and Insurance

The host is not responsible for loss, theft, or damage to the guest’s personal property. Guests are responsible for their own insurance coverage.

10. Limitation of Liability – Business Use

For business or organizational bookings, the host’s total liability shall in all cases be limited to the amount of rent paid. The host shall not be liable for any direct or indirect damages unless caused intentionally.

11. Transfer of Responsibility

The business customer is fully responsible for the actions of its employees, guests, pets, and contractors, and for any damage or loss caused by them.

 

12. Governing Law and Disputes

These terms are governed by the laws of Finland. Any disputes shall be resolved by the competent courts of Finland.
